Why Choose Berjak Law for Your Edmonton Real Estate Transaction

You have a lot of options for a real estate lawyer in Edmonton, and from the outside most firms look similar. Everyone says flat fee. Everyone says experienced. Everyone says responsive.

Rather than repeat that, here is what our clients specifically and repeatedly say about working with us — and the facts behind it.

Flat-Fee Pricing, Published Before You Call

Residential real estate closings at Berjak Law start at $699 plus disbursements and GST. That fee does not scale with your purchase price. A $350,000 condo and an $850,000 detached home are the same legal fee, because they are substantially the same work.

Disbursements — Land Titles registration fees, title search, title insurance premium — are third-party costs passed through at cost with no markup. We will estimate them for your specific transaction before you retain us, not after.

Our fees are on our website. You do not have to call to find out what something costs.

“Berjak Law is best when it comes to lawyer fees as well as making the overall experience hassle free.” — Alpesh Patel, condo purchase closing

One client described our pricing as transparent and fair — no hidden fees, no surprises.

Someone Answers the Phone

This sounds minor until you are mid-transaction with a condition deadline approaching and a question that cannot wait. It comes up in our reviews: one client noted that whether it was a quick question or an urgent concern, they never ended up in voicemail limbo.

Real estate transactions run on dates that do not move. Condition removal, funding, possession. A firm that takes three days to return a call will eventually cost you a closing date.

You Deal With a Partner

Berjak Law was founded by brothers Khalid and Ahmad Berjak, both University of Alberta Faculty of Law graduates. On residential real estate files, Khalid handles the signing and the file directly. You are not passed to someone you have never spoken to.

“I would like to thank Khalid Berjak and his team for the excellent service they provided during the purchase of our home. The entire process was handled professionally, efficiently, and on time.” — Talat, home purchase

“Khalid Berjak is knowledgeable, detail-oriented, and straightforward. He explained the documents, timelines, and legal steps in plain language.” — Baqer Ataiee, home purchase

Things Are Explained in Plain Language

This is the single most consistent theme across our reviews, and it is deliberate. Most people go through a real estate closing a handful of times in their lives. There is no reason to expect anyone to already know what a statement of adjustments is or what mortgage instructions do.

“He took the time to explain my situation and how the notarization process works so I actually understood what was being done.” — Oba O

“Khalid explained everything clearly and made sure we were comfortable with all the documents before signing.” — Euryka Binavince, home purchase

“They take the time to explain things in a way that is easy to understand, which made the whole process much less stressful.” — Zied Arfaoui

Nothing should be signed that you do not understand. That is what the signing appointment is for.

Your File Is Ready When You Arrive

Preparation is the difference between a signing appointment that takes twenty minutes and one that takes two hours.

“Khalid is very professional and had everything ready for my appointment so that we could review all docs and sign everything in just mins.” — Alpesh Patel

“I was in and out in about 30 minutes.” — Oba O

“Everything was handled carefully, and nothing felt rushed.” — Baqer Ataiee

Efficient and rushed are not the same thing. The work happens before you sit down.

We Will Work Around Your Timeline Where We Can

“Even though they’re closed on weekends, Khalid went out of his way to accommodate us and managed to fit us in. Really appreciate the flexibility and professionalism.” — Euryka Binavince

Possession dates are set by contracts, not by office hours. Where we can accommodate a timeline, we do.

The Whole Team, Not Just the Lawyers

Several of our clients note that their first contact was with our staff rather than a lawyer — and that it shaped their decision to retain us.

“When I was shopping around for a lawyer for our residential purchase, I called a variety of different offices. When I called Berjak and spoke to Blanca, I felt so comfortable. I told my husband and we called back and he agreed after speaking to Blanca to go with them.” — Jessi Harris, residential purchase

“Blanca Lima was also great to work with. She was responsive, organized, and always helpful when we had questions or needed updates. Communication was clear and smooth, and we always knew what to expect next.” — Baqer Ataiee

“She was incredibly helpful, patient, and attentive throughout my experience. Blanca made sure all my questions were answered and consistently followed up to keep me informed.” — Zied Arfaoui

What We Handle

  • Residential purchases — detached, condo, infill, and new construction
  • Residential sales — including estate sales and separation-related transfers
  • Mortgage refinancing and renewals — switching lenders, accessing equity, removing a party from title
  • Title transfers — adding or removing someone from title
  • Notarization and Commissioner for Oaths services

“Sold a house in Castledowns and needed a lawyer to guide me on the transaction and Khalid really helped me out. I really appreciate their communication and direct assistance on every real estate matter.” — Mujib Rocki, residential sale

“I recently used this law office for my mortgage refinance, and the experience was excellent. The team was professional, knowledgeable, and made the process easy to understand.” — Petra Dohmeyer, mortgage refinance

Where We Are

10080 Jasper Avenue, Suite 301, Edmonton, AB

Downtown, which matters more than it sounds. There is a signing appointment in every transaction, and occasionally a document that needs re-executing on short notice. A central office is easier to reach on a lunch break than one in an outer suburb.

What to Do Next

If your deal has firmed up, send us the purchase contract — the earlier we have it, the more room there is to handle anything the title search turns up.

If you are still deciding, call and ask for a quote including a disbursement estimate for your purchase price and mortgage amount. We can give you that number on the phone.
