On April 30, 2026, Khalid Berjak of Berjak Law hosted Lunch and Law — a practical session for Edmonton realtors on avoiding legal pitfalls in real estate transactions. Over 30 realtors attended.
The session was built around the issues that most often complicate a transaction after the offer is signed, and where a realtor is well placed to catch them early. Khalid covered four areas:
- Why an agreement that isn’t in writing doesn’t exist — verbal understandings, undocumented amendments, and the assurances that don’t survive a dispute
- How to draft conditions effectively — what a condition needs in order to protect a client and avoid an argument about whether it was satisfied
- Title insurance: what it is and how to use it — what it covers, what it doesn’t, and where it gets described imprecisely
- Managing client expectations — timelines, possession day, and where the gap between what a client expects and what happens actually opens
The session took an academic approach to the material, working through the legal principles behind each issue and how they apply in an Alberta transaction.
